How Interest Rates and Points Work for Sierra Vista Homebuyers

Whether you're PCS'ing to Fort Huachuca or planning to stay in Southern Arizona long-term, understanding interest rates and mortgage points can save you thousands on your home purchase in Sierra Vista. Let's break down these crucial concepts so you can make informed decisions when buying your next home. What Are Interest Rates and How Are They Set? Your mortgage interest rate is the percentage you'll pay annually on your home loan balance. Think of it as the "cost of borrowing money" for your Sierra Vista home purchase. Here's how rates are determined: • Federal Reserve policies - The Fed's decisions impact overall market rates • Your credit score - Higher scores typically mean lower rates • Loan type - Conventional, FHA, and VA loans have different rate structures • Down payment amount - Larger down payments often secure better rates • Loan term - 15-year loans usually have lower rates than 30-year loans • Current market conditions - Economic factors ...

Dad Trip Adventure: Spontaneous San Diego

Image
If you’ve followed me for a bit, you know I’m all about family time, fun memories, and making the most out of military discounts. So when our 18th wedding anniversary rolled around, instead of planning a fancy getaway for just B and me, we decided to pack up the whole crew, including our nephew, and take off on a surprise family road trip to San Diego. The kids thought we were just going out for lunch. We kept throwing out wild guesses like “we’re going to the moon,” “Jupiter,” or “just going crazy,” which honestly wasn’t too far from the truth with how fast we had to pack. Pro tip: If you’re road-tripping with kids, grab one of those big rooftop cargo bags. Total game-changer. It freed up so much space inside the car, especially with all the chaos of beach towels, snacks, and Minecraft toys (aka bribes for potty training). Potty Training Victory Lap Special shoutout to our youngest, who’s deep in potty training. No sticker charts here, just M&Ms and Minecraft magnet blocks for...

Fort Huachuca in the Running for Space Force Mission — What That Could Mean for Sierra Vista

Image
Big news just dropped that could launch Sierra Vista into an entirely new orbit — and I’m not just talking hype. On July 15th, Congressman Juan Ciscomani announced his full support for Fort Huachuca as one of the top contenders for a new U.S. Space Force mission and squadron. If selected, this wouldn’t just be a win for the Fort — it could mean massive opportunities for our whole region. So what’s happening? The Department of the Air Force is in the process of picking a base for a new Space Force mission focused on space awareness for Combatant Commands. Basically, it’s a squadron designed to help defend our assets in space and maintain the upper hand in future military operations. Think high-level surveillance, tracking, and protection of satellites and systems we rely on every day — for national security and beyond. Fort Huachuca is one of just  four  installations under consideration nationwide. Why? Because we’ve got what others don’t. Congressman Ciscomani said it...

🏠 Fewer First-Time Buyers? Good. That Might Be Your Window.

Image
Let’s just call it like it is—buying a house right now  feels  tricky. Rates are higher than they’ve been in a while, prices haven’t crashed like some were hoping, and a lot of folks are sitting on the sidelines just… waiting. And honestly? I get it. But here’s the wild part: that hesitation? It might be exactly why  this  is your window to buy. A recent article from the  Wall Street Journal  broke down how  first-time homebuyers dropped to around 1.1 million in 2024 . That’s almost half the usual number. And while that sounds like a problem, it’s actually opening up some really good opportunities, especially right here in  Sierra Vista . So what’s actually going on? A few things: Builders are dealing.  Incentives, rate buydowns, closing cost help, you name it. They’ve got homes to move and fewer buyers to fight over them. Less competition.  Bidding wars? Not so much. More negotiating power is back on the table. Rents are still rising. ...
