Sierra Vista Real Estate Market Update – June 2025
What Buyers, Sellers, and Military Families Need to Know This Summer in Cochise County
Summer is here, and so is PCS season. That means homes are moving, orders are dropping, and families across Fort Huachuca and Cochise County are trying to figure out: Is now the right time to buy or sell?
If that’s you, this report is your roadmap.
As a full-time Realtor®, Army veteran, and certified Military Relocation Professional, I track our market closely—not just the numbers, but what’s really happening behind the scenes. Here’s what I’m seeing right now in Sierra Vista, Hereford, Benson, and our surrounding areas—and what it means for you.
📊 Prices Are Up—But We’re Not in a Bubble
Median sale price: $299,500
Year-over-year increase: +10.93%
Average sale price: $317,562 (+16.5% from May 2024)
We’ve seen a significant jump in prices over the last 12 months, driven by limited inventory and steady demand—especially in the mid-range. But this growth is steady and sustainable, not the wild spikes of 2021–2022.
Homes in great condition between $250K–$400K are still hot, especially if they offer modern upgrades, a workshop, or space for animals.
🏡 Inventory Is Finally Catching Up
New listings in May: up 35.7% over last year
Active listings in the $300K–$500K range: up 40–50%+
This is one of the biggest shifts in our market: more options. Buyers who’ve been waiting on the sidelines are seeing inventory improve, especially in Sierra Vista and Hereford.
For sellers, this means the competition is real—pricing and presentation matter more than ever. No more listing on Friday and going under contract by Sunday “just because.”
⏱️ Homes Are Taking Longer to Sell
Average Days on Market (DOM): 89 days (+21.92%)
Median DOM: 69 days
The frenzy has cooled a bit. Today’s buyers are more methodical—they’re comparing homes, asking questions, and moving when it feels right. That’s not a bad thing. It’s healthy. Sellers who prep their homes well and price smartly are still getting solid offers, but you’ll need patience and a solid strategy.
🎯 What Buyers Should Know in June 2025
This is your window.
With more listings on the market, less competition per home, and a shift away from bidding wars, now is the time to act—especially if you’re pre-approved and flexible on closing.
VA buyers: Sierra Vista is your kind of town. With over 25% of the adult population being veterans, most sellers here understand the VA loan process. They’re often open to covering closing costs or making concessions—so don’t be afraid to ask. Your benefit is a powerful tool in this market.
💡 Want land? A workshop? A place for your chickens, bikes, or RV? We’ve got that.
🧠 What Sellers Should Know Right Now
Sellers still hold the advantage—but not automatically.
If your home is priced right, shows well, and is marketed aggressively, you can still attract strong offers—especially from military buyers and those relocating for Fort Huachuca or Border Patrol assignments.
But listings that are overpriced or need work? They’re sitting longer. Buyers are looking for value and move-in-ready homes. If you want to sell quickly and maximize your equity, you need:
A sharp price
Clean inspection
Strong photography + marketing
An agent who knows how to negotiate, read the room, and use AI targeting to connect your home with the right buyer
📸 Yes, I include professional photography. Every time. Your home deserves to shine online—and reach the people who actually want it.
🔥 Market Highlights at a Glance
More homes are hitting the market—but the best ones still go fast

VA buyers are active and strong this summer
Homes with land, solar, or updates are in high demand
Price reductions are becoming more common in the $400K+ range
🪖 A Quick Word for Military Families
If you’re PCS’ing in or out of Fort Huachuca, timing is everything. I’ve made that final military move myself—and now I help other families do the same.
Whether you’re buying with a VA loan, selling under time pressure, or just exploring your options, this town gets it. Sierra Vista is one of the most veteran-friendly markets in the country. You don’t have to explain acronyms, service timelines, or what “BAH” means. We live it here.
👋 Final Thoughts from Josh
The market’s evolving. Prices are up, inventory is catching up, and decision-making is slowing down. That creates opportunity—for both buyers and sellers—if you’ve got a smart guide by your side.
Whether you're ready to make a move now or just want to ask a few questions, I’m here when you need me.
Let’s talk. Let’s plan. Let’s get you home.
