  • Sales Are Steady → About the same number of homes sold as last year.
    👉 Why this matters: Demand is still solid, people are buying, just being pickier.


💰 Prices & Negotiation

  • Average Sale Price: $573,568 (slightly up).

  • Median Price: $440,000 (unchanged).
    👉 Why this matters: Prices aren’t dropping, this isn’t a crash. Homes are holding their value, especially if they’re well-kept and priced right.

  • List Prices Are Adjusting: Sellers are asking about 5% less on average.
