2025 VA Loan Updates: Sierra Vista Veterans Gain New Benefits
2025 VA Loan Updates: Big Wins for Veterans in Southern Arizona
By Joshua Mayer, Haymore Real Estate – Sierra Vista, AZ
Thinking about buying a home using your VA loan benefit? The Department of Veterans Affairs made major 2025 updates that expand your buying power, strengthen foreclosure protections, and even reduce costs if you have a VA disability rating. Here’s everything veterans and active-duty buyers in Sierra Vista, Fort Huachuca, and across Cochise County need to know.
1. Higher VA Loan Limits Mean More Buying Power
The standard VA loan limit is now $806,500 (up from $766,550 in 2024). High-cost counties reach up to $1,209,750. With full entitlement, there’s effectively no limit—borrowing power depends only on credit, income, and appraisal.
That means qualified veterans can buy higher-priced homes in Southern Arizona with zero down payment.
2. The VA Home Loan Reform Act (H.R. 1815)
Realtor Compensation Reform
Veterans can now directly pay their Realtors, allowing VA loan buyers to be competitive in any offer situation. This change levels the playing field across Sierra Vista and Fort Huachuca.
The Partial Claim Program
The VA can pay up to 25% of missed payments, move that amount to the end of the loan, and let the veteran repay it interest-free once sold or refinanced—preventing foreclosure and keeping veterans in their homes.
Expanded Assistance
Funding for homeless veteran programs increased to $344 million, improving transitional housing and job services.
3. VA Funding Fee and Disability Exemptions
The VA funding fee is a one-time cost added to most VA loans. However, if you have a VA disability rating of 10% or higher, you are fully exempt from paying it. This applies even if you refinance or use your benefit again.
- Disability rating ≥10%
- Receiving or eligible for VA compensation
- Active-duty with Purple Heart
- Surviving spouse with DIC benefits
This exemption can save veterans $6,000–$8,000 on typical Sierra Vista home purchases.
4. Why It Matters in Southern Arizona
In Sierra Vista’s competitive market near Fort Huachuca, these reforms mean more flexibility, stronger offers, and enhanced homeownership protection for the military community.
